Now that you have found the house that you think you want to purchase, one of the smartest things you can do is to hire a home inspector. The inspector can save you a great deal of hassle in the long run and can also give you peace of mind when buying a home. There are so many unforeseen problems with homes that the inspector can find. When submitting your offer your agent can request these items to either be fixed or have the purchase price reduced so you can have these items repaired on your own. The home inspector will go through the house and climb under staircases, look under sinks, go up in attics and if the house has one, will go in the basement. What they are looking for are noticeable leaks, dry rot and infestations.

The inspector will check all the gas fittings and piping for leaks. They usually check windows and doors for air leaks and check all plumbing fittings and faucets for leaking. The inspector is on your side and will honestly tell you how much these repairs will cost. There are home buyers that are do it yourself people and can save a bundle by doing the repairs themselves and asking for the purchase price to be reduced. You will receive a written report from the inspector and if you are asking for the purchase price to be reduced your agent will need to submit a copy of the report and an estimated cost to repair each item. After you have the house inspected it is time to make the biggest decision of your life.
